In the heart of Richmond, a significant transformation is on the horizon as plans for a new luxury apartment complex move forward. The $37 million 6Main development, set to rise at the intersection of South Sixth and East Main streets, promises to bring 150 apartments and 3,200 square feet of retail space to the area. With financial support from various local and state entities, including tax increment financing and forgivable loans, the project aims to attract young professionals and revitalize the downtown district. The development also includes numerous amenities designed to enhance residents' quality of life. City officials have expressed optimism about the project's potential impact on the community.

Details of the 6Main Development Unveiled in Richmond

In the vibrant autumn season, Richmond's cityscape is poised for a major change with the planned construction of the 6Main luxury apartment complex. This ambitious project, located at the bustling corner of South Sixth and East Main streets, will soon replace the former Elder-Beerman site. Deron Kintner, representing Flaherty & Collins Properties, presented the details of this $37 million endeavor to the Richmond Common Council during their February meeting. The development will feature 150 apartments, along with 3,200 square feet of commercial space, offering a mix of one-bedroom, two-bedroom, and studio units. Kintner emphasized that with council approval, construction could begin within a few months.

The financial package supporting 6Main is robust, involving contributions from multiple sources. These include a $2 million grant from the county, $1 million from the Wayne County Foundation, $2.5 million from the Regional Economic Acceleration and Development Initiative, and $4 million from the city’s Redevelopment Commission. Additionally, the state has provided $3.6 million in tax credits. To further finance the project, the city is considering issuing up to $3.7 million in taxable economic development revenue bonds, which would be repaid through property tax increments over 25 years. First Bank Richmond and Wayne Bank are expected to purchase these bonds.

Beyond its residential offerings, 6Main will boast an array of amenities such as a café, lounge, fitness center, bike storage, courtyard, pool, grill stations, fire pit, pet spa, and bark park. The average rent is projected to be around $1,350, with the majority of units being one-bedroom apartments. The development is anticipated to attract a predominantly young professional demographic, with many residents relocating from outside the city. Kintner highlighted the partnership between Flaherty & Collins and the city, expressing confidence in the project's success and mutual benefits.

From a journalist's perspective, the 6Main development represents a pivotal moment for Richmond's urban renewal efforts. It not only promises to breathe new life into the downtown area but also sets a precedent for future projects aimed at attracting younger residents and fostering economic growth. The collaboration between private developers and public entities demonstrates a shared commitment to revitalizing the city, creating a vibrant living environment that balances modern amenities with community needs. This initiative underscores the importance of innovative planning and strategic investment in shaping the future of Richmond.
